Basement Wall Sealing in Athens, Ohio

A damp basement in an existing Athens home was dried out from the outside with excavation, waterproof sealing, new drain tile and regrading.

Basement block wall excavated and coated with waterproof sealant in Athens, Ohio

The Challenge

The basement of this existing Athens home was persistently damp. Athens County clay and shale hold moisture against foundation walls, and with nothing protecting the outside of the wall, that moisture was finding its way into the basement. To deal with it properly, the wall needed to be exposed, sealed and given a better path for water to drain away.

What We Did

Our crew excavated along the basement wall down to the footer, exposing the foundation so we could work on its outside face. We cleaned the wall thoroughly to remove dirt and residue, then applied a waterproof seal to protect the foundation against the moisture that had been coming through.

At the base of the wall we installed perforated drain tile in gravel to carry water away from the house. We then backfilled and compacted in stages to limit settling, and regraded the ground around the home so surface water slopes away from the foundation.

The Result

The basement wall is now sealed on the outside, with drain tile at the footer and grading that moves water away from the home. The homeowners have a drier basement and a foundation better protected from the wet clay around it.
